Downsizing goes easier when you decide room by room what moves to the new place, what goes to family, what gets donated, and what gets hauled. Then book one crew visit, or a staged plan, for everything that is leaving. The haul is priced by how much of the truck it fills, all-in, with HST included. The price is confirmed from photos before anything is loaded.
This page is for a living owner, or for adult children helping a parent, who is moving from a large house in Toronto, York, or Durham to a condo, a townhouse, or a retirement suite. The pace can stay gentle. If you are settling an estate, the short guide for families, executors, and realtors is the estate cleanout guide at junkofurs.com/blog/estate-cleanout-gta-guide. This page is the plan for someone who is still living in the house and choosing what comes with them.
The crew side of that plan is the estate and downsizing cleanout service at junkofurs.com/services/estate-cleanout. When the date is a move-out, the move-out page is at junkofurs.com/services/move-out-junk-removal.
Start with the space you are moving into
Start from the new home, not from the pile in the old garage. Measure the rooms, or get the floor plan of the condo or suite. Walk that plan against the furniture you actually sit on and sleep on. Label the pieces that are moving first. A sofa that will not fit the new living room is not a moving piece, even if it has been in the house for years.
Once those labels are on, everything else is a decision. The keep pile is already named, so the rest of the house is easier to sort. You are not emptying a lifetime of rooms in one afternoon. You are choosing what the next home can hold.
A room-by-room order that does not stall
Start where the items are least sentimental. Clear the garage, the basement, spare rooms, and a shed before you open the bedrooms. Then the bedrooms and the dining room. Then the kitchen, where the dishes you still use need a calmer look. Leave the living room, and the most personal items, for last. By then the habit of choosing is already in place.
In each room, sort into four piles: keep, family, donate, and haul. Keep means it is labeled for the new place and it fits. Family means a relative has agreed to take it. Donate means it is in good condition and a charity pickup may suit it. Haul means it is leaving with the crew. Keep a decide-later box in each room so one hard item does not stall the whole room. The box is a pause. Come back to it before the haul is booked.
Family first, then donation, then the haul pile
Give family a deadline to claim items. A date on the calendar is kinder than an open invitation that never closes. Photograph heirlooms for relatives who live away, and send the photos with a short note of what you are keeping. A gentle pace is enough.
Furniture in good condition may suit a charity pickup. How that pickup works, and when a haul is the better step, is in the furniture donation guide at junkofurs.com/blog/furniture-donation-pickup-toronto. Arrange the pickup, or the family collection, before the crew comes, so the truck is not filled with something someone else is taking. Junk 'Of' Urs hauls what is left. We do not deliver items to a charity, and we do not guarantee that a piece will be donated.
What the crew takes, and how the load is priced
The crew takes ordinary household furniture, boxes, mattresses, appliances, and the contents of a garage or a basement. Paint, propane tanks, solvents, batteries, gasoline, and motor oil are household hazardous waste. We do not haul them in a junk load. Take them to a municipal depot before the crew arrives, and do not leave a can in a box marked haul.
A gas appliance, or an appliance that is plumbed in, has to be disconnected by a qualified trade before we touch it. The same is true of a hot tub or any other piece that is still connected. We do not do plumbing, electrical, or gas work. We load from anywhere we can safely access. If the large home is the one being cleared, driveway access is usually the simplest path. Note stairs and a long carry in the photos so the written price matches the walk.
There is no flat downsizing package price. Household junk is priced by how much of the truck the pile fills, never by the hour. Every household figure below is all-in, with HST included. The same card is on the pricing page at junkofurs.com/pricing. A garage-only job is priced in the garage cleanout cost guide at junkofurs.com/blog/garage-cleanout-cost-gta. A basement-only pile is the basement cleanout guide at junkofurs.com/blog/basement-cleanout-toronto.
The minimum job is $99. It covers one small item. An eighth of a load is about 2 cubic yards and is $179. A quarter load is about 4 cubic yards and is $299. A half load is about 7.5 cubic yards and is $469. A three-quarter load is about 11 cubic yards and is $629. A full load is about 15 cubic yards and is $739, which is one truck. Each extra full load on the same job is $650.
The written quote says how many loads it covers. If it takes more, each extra full load is $650. If it takes fewer loads, you pay less. A large house often needs more than one load. Photos decide the number. Two houses with the same number of rooms can fill very different trucks, so this page does not name one price for a whole home.
One visit, or a plan across a few weekends
If the family is sorting over several weekends, the crew can do one visit for the first rooms and a second visit later, or one visit at the end when the haul pile is ready. Each visit is quoted from its own photos. A price for the first rooms does not lock a price for rooms that have not been sorted yet.
Many families want the house sorted before guests arrive, or before a move date set for the new year. Start sorting early. Book the haul once the donate pile and the family pile have left, and keep the new place's move date in mind. That is planning advice. It is not a promise about how soon a truck can come.
On the other end, elevator bookings and move rules belong to the condo or the retirement building. Ask management what they require. We do not set those rules. The haul visit is at the large home that is being cleared, where driveway access is usually simplest.
For a realtor or a move manager helping a client, send one photo set per property. We send a written range back, and the price is confirmed before loading.
Photos that get a written price
Send one wide shot per room of what is leaving. Open the closets, and photograph the basement and the garage, not only the front row. Show the stairs and the path to the door. Note anything heavy, such as a piano, a safe, a hot tub, or an appliance, so the quote matches the job. A doorway in the frame is enough for scale.
We confirm the load from those photos, then in writing, before anything is loaded. Send them for a written price at https://junkofurs.com/quote. Great projects start with a clean slate.
Frequently asked questions
- How are downsizing services in Toronto priced?
- Household junk is priced by the load, never by the hour. Every figure is all-in, with HST included, and photos confirm the price before loading. The minimum job is $99 for one small item. An eighth of a load, about 2 cubic yards, is $179. A quarter load, about 4 cubic yards, is $299. A half load, about 7.5 cubic yards, is $469. A three-quarter load, about 11 cubic yards, is $629. A full load, about 15 cubic yards, is $739 for one truck. Each extra full load on the same job is $650. The written quote says how many loads it covers. If it takes more, each extra full load is $650. If it takes fewer, you pay less. There is no flat downsizing package price. A large house often needs more than one load, and the photos decide.
- What order should I clear a large house?
- Start with storage that holds the least sentimental items: the garage, the basement, spare rooms, and a shed. Then the bedrooms and the dining room, then the kitchen. Leave the living room and the most personal items for last. Keep a decide-later box in each room. Sort each room into keep, family, donate, and haul. Label the furniture that fits the new condo or suite before you decide what leaves.
- Will you donate the furniture for me?
- No. Furniture in good condition may suit a charity pickup, and the furniture donation guide covers that step. We haul what is left after family and donation pickups. We do not deliver items to a charity, and we do not guarantee that a piece will be donated.
- Do you take paint, propane, and connected appliances?
- Paint, propane tanks, solvents, batteries, gasoline, and motor oil stay out of the junk load. Take them to a municipal depot before the crew arrives. A gas or plumbed appliance, including a connected hot tub, has to be disconnected by a qualified trade before we load it. We do not do plumbing, electrical, or gas work. We load ordinary household furniture, boxes, mattresses, appliances that are already disconnected, and garage and basement contents, from anywhere we can safely access.
- Is this the same as an estate cleanout?
- No. This plan is for a living owner, or for adult children helping a parent, who is moving to a smaller home. Settling an estate is the estate cleanout guide, written for families, executors, and realtors. The crew can still clear a whole house. The difference is who is making the keep decisions.
