How much to clean out a garage in the GTA depends on truck volume, not on the clock. A corner of sports gear is a different job from a two-car garage packed to the ceiling, and the price should be clear before a crew arrives.

Junk 'Of' Urs prices ordinary household garage junk on the residential rate card. Every household figure below includes HST. Send photos and the price is confirmed before anything is loaded. What the crew does on site is covered on the garage cleanout page at junkofurs.com/services/garage-cleanout. This guide is only the cost.

If you want the sorting method before you ask for a number, the Markham garage checklist is one afternoon of keep, donate, recycle, and haul. The same method works across the GTA: junkofurs.com/blog/garage-cleanout-markham-checklist.

Household garage junk, priced by the load

These tiers are for household junk: furniture, shelving, tools, sports gear, boxes, and seasonal clutter. They are all-in, HST included. A quote from photos picks the tier.

An eighth of a load is about 2 cubic yards and is $179, the size of a bed set or two small pieces. A quarter load is about 4 cubic yards and is $299, about a small room of items or a sectional with extras. Both sit under a garage corner.

A half load is about 7.5 cubic yards and is $469. On the rate card, that is the usual garage corner or condo locker. A three-quarter load is about 11 cubic yards and is $629, the usual size for a big garage. A full load is about 15 cubic yards and is $739, which is one truck.

Each extra full load on the same job is $650. A garage that fills a second truck is another full load at $650 on top of the first. The written quote says how many loads it covers. If it takes more, each extra full load is $650. If it takes fewer loads, you pay less.

The minimum job is $99. It covers one small item only, such as a chair, a bike, or a small table.

What those volumes look like around the GTA

The rate card treats a garage corner or a condo locker as the typical half load: about 7.5 cubic yards at $469. A bigger garage is the typical three-quarter load: about 11 cubic yards at $629. Photos still decide, because a corner can be an eighth and a locker stacked to the ceiling can pass a half.

In Markham and Vaughan, a detached garage often mixes seasonal gear, sports equipment, old furniture, and broken shelving. If a car still fits, the haul pile is often that corner. If the garage has become the storage room, plan on a three-quarter or a full load, and photograph the whole floor rather than the front row. The Markham checklist is the sorting method. This page is the price.

A North York condo locker is the other half-load example on the card. A locker closer to 2 cubic yards is the $179 eighth, and one closer to 4 cubic yards is the $299 quarter, when the volume fits. If the building wants a loading dock or a service elevator booked, put that window in the same note as the photos.

A single-car garage in Scarborough or Mississauga uses the same household tiers. Travel to west Mississauga adds $40. Oakville, Oshawa, Whitby, and Georgetown are on that same outer-905 list. The travel amount is separate from the load price, and it is written into the quote.

What raises the garage cleanout service cost

On a household load, three things sit on top of the tier: the carry, another truck, and weight. Stairs from a lower garage add $50 to $100 per flight. A carry of more than 25 m (80 ft) from the truck adds $39. A carry of more than 50 m, or a path through the house, adds $79. A deep garage with the pile against the back wall, or a driveway the truck cannot enter, is how those add-ons appear. A photo of the path from the street to the pile keeps them out of the surprise column.

A pile set at the driveway apron, ready to load, can take 10% off the household price. The discount never goes below the price floor.

Heavy or dense material is not on the household card. Concrete chunks, tile, soil, and cast iron use the selective debris rate, and HST is extra. The minimum for a heavy load is $300 to $450 before HST, then about $100 to $160 per tonne after the allowance. If the weight is higher than the photos suggested, the price is re-quoted from the scale ticket.

Renovation leftovers that are already down, such as drywall scraps, old flooring, or cabinet boxes, use that same selective card, and HST is extra. A small pile of light mixed debris is $99 to $150 before HST. A full load of about 15 cubic yards of light mixed debris is $650 to $850 before HST. There is no flat price for taking a garage down. We do not demolish garages, break slabs, or excavate. Debris that another crew has already brought down can be hauled. The structure itself is a demolition contractor's job.

Paint, propane, and other waste we do not haul

Paint, propane tanks, solvents, batteries, gasoline, and motor oil are household hazardous waste. We do not haul them in a junk load. Take them to a municipal depot before the crew arrives, and do not leave a can in a box marked haul.

City of Toronto drop-off depots take household hazardous waste and e-waste at no charge for residents. In York Region, Peel, or Durham, use your municipality's household hazardous waste program and check what that site accepts. The rules are not the same in every city.

Drain fuel and oil from mowers, snowblowers, and gas cans, and take those fluids with the hazardous waste. Empty equipment can sit in the household pile. Leave paint cans and propane tanks out of it.

Prep that keeps the load smaller

How much does it cost to have a garage cleaned out is partly a sorting question. Four piles are enough: keep, donate, recycle, and haul. Work one wall at a time so the same box is not moved twice. The Markham checklist is that method in order, and it applies in Vaughan, North York, Scarborough, and Mississauga as well as Markham.

Donate usable furniture and tools before we arrive. Truck space should not be spent on something a neighbour or a charity will take. We haul what is left.

Pull hazardous waste out first. Then stack the haul pile at the driveway apron, as close as you can to where a truck can park. That is the 10% household discount, and it is a shorter carry.

You do not have to bag every item. Loose piles are fine. Wide photos help more than bags: two angles, something for scale such as a car or a door, and one shot of the path from the street. Note stairs, a narrow side drive, and anything you are keeping.

Haul only, then a photo quote

A garage cleanout is a haul. We load the household junk you have set aside and take it away. We do not cut trees, trim limbs, or chip brush. Yard waste that is already on the ground can be quoted on its own. We do not demolish the garage, remove structural walls, break a slab, or excavate.

We do not test for, handle, or remove asbestos or any other hazardous material. If you are clearing the garage so a renovation or a sale can start, the cleanout is the first step, not the construction. Great projects start with a clean slate.

Frequently asked questions

How much does a garage cleanout cost in the GTA?
Household garage junk is priced by truck volume, with HST included. A half load (about 7.5 cubic yards) is $469, a three-quarter load (about 11 cubic yards) is $629, and a full load (about 15 cubic yards) is $739. Each extra full load on the same job is $650. Smaller piles can be $179 or $299 when the volume fits. Photos confirm the tier before we load.
How much does it cost to have a garage cleaned out if it is only a corner?
A garage corner is the usual half-load example at $469 all-in. A smaller pile of about 2 cubic yards is an eighth of a load at $179, and about 4 cubic yards is a quarter load at $299. One small item, such as a single chair, a bike, or a small table, is the $99 minimum.
What is included in the garage cleanout service cost?
The tier price covers the household load, with HST included. Stairs add $50 to $100 per flight. A long carry adds $39 over 25 m, or $79 over 50 m or through the house. A driveway-ready pile can take 10% off, and the discount never goes below the price floor. Heavy material such as concrete, tile, soil, and cast iron is priced before HST, starting at $300 to $450.
Will you take paint, propane tanks, and old oil from the garage?
No. Paint, propane, solvents, batteries, gasoline, and motor oil are household hazardous waste, and we do not haul them in a junk load. Toronto drop-off depots take household hazardous waste at no charge for residents. Other GTA municipalities have their own depot programs. Remove those items before we arrive.
Do you demolish garages or haul concrete?
We haul junk. We do not demolish garages, break slabs, excavate, or cut trees. Concrete, tile, soil, and cast iron are heavy material on a separate card, and HST is extra: $300 to $450 to start, then about $100 to $160 per tonne after the allowance. Light mixed renovation debris that is already down is also before HST, from $99 to $150 for a small pile and $650 to $850 for a full load.
