For general contractors, property managers, and landlords
Selective demolition (also called interior demolition, a tear-out, or a soft-strip) removes only what the renovation replaces. The building stays standing. On a builder or property management job, that usually means a suite turnover, a floor returned to base building, a retail fit-out coming out, or a condo locker and storage clear-out.
The debris leaves in the same visit. Trades are not waiting on a pile in the suite or a second booking for the freight elevator. Tell us the dock, freight, and bin rules with the scope, including after-hours windows when the building requires them.
If a job belongs to a qualified trade, an engineer, or an abatement contractor, we will say so.
Residential tear-outs
Houses and condos still get kitchen, bathroom, flooring, and basement tear-outs. Cabinets, counters, vanities, tile, and disconnected fixtures come out, and the debris is hauled in the same visit. We clear it so you can move on.
A wall comes out only after your contractor or a structural engineer has confirmed in writing that it is not load-bearing. We do not make that call.
What we do not remove
We do not remove load-bearing walls, roofs, foundations, or slabs, and we do not excavate or demolish a whole building or garage. Those jobs need a structural engineer, permits, and a demolition or general contractor.
We do not test for, handle, or remove asbestos or any other hazardous material. Ontario regulates that work. If suspect material turns up, work stops until a qualified assessor has tested it and, if needed, an abatement contractor has removed it.
Gas, electrical, and plumbing have to be disconnected by qualified trades before we start. We take fixtures out only after they are safely disconnected. We also only remove a partition after your contractor or a structural engineer has confirmed in writing that it is not load-bearing. We do not make that call ourselves.
How pricing works
Junk 'Of' Urs prices junk removal by truck volume. The fastest way to get an accurate quote is to text photos of your items and include your address plus any stairs or parking limits. We confirm your price before we load.
The price has two parts, and HST is extra. The haul follows the renovation and demolition debris card: a small pile is $99 to $150, an eighth of a load is $150 to $220, a quarter is $250 to $400, a half is $400 to $550, three quarters is $550 to $700, and a full load of about 15 cubic yards is $650 to $850. Each full load includes 60 to 90 minutes of crew time. Labour after that is $100 to $150 per hour for a two-person crew. Tile on a mortar bed, plaster, and stone counters use a heavy call-out of $300 to $450, then about $100 to $160 per tonne. Stairs, basements, and long carries add $50 to $150 or more. A rush job is 10 to 20 percent, or $50 to $100. A curbside-ready pile can be 5 to 15 percent less when that discount applies. Send photos and a list of what goes and what stays. We confirm the price in writing before anything is removed.
FAQ
Do you remove load-bearing walls?
No. We only do non-structural interior work. Load-bearing walls, roofs, foundations, slabs, excavation, and full building or garage demolition need an engineer, permits, and a demolition or general contractor.
Do you remove asbestos during a kitchen or bathroom tear-out?
No. We do not test for, handle, or remove asbestos or any hazardous material. Work stops if suspect material is found. An abatement contractor has to remove it before we finish the non-hazardous tear-out and haul the debris.
How much does selective demolition cost in Toronto?
Haul prices are before HST. A small pile is $99 to $150 and a full load of light mixed debris is $650 to $850. Labour beyond the 60 to 90 minutes included with a full load is $100 to $150 per hour for a two-person crew. Heavy material starts with a call-out of $300 to $450, then about $100 to $160 per tonne. Quote confirmed from photos.
Do I need a permit for an interior tear-out in Toronto?
It depends on the scope. The City of Toronto requires a building permit for material alterations, such as removing walls in a way that changes room sizes or uses, altering plumbing, or demolishing part of a building. Replacing finishes often does not. Confirm with Toronto Building or your contractor before work starts. Condos usually also need management approval, set work hours, and a booked service elevator.
Who is selective demolition for?
General contractors, property managers, landlords, condo boards, and institutions. Homeowners with a non-structural kitchen, bathroom, flooring, or basement tear-out can book it too. We confirm the scope from photos before anything comes out.
How do I get a selective demolition price?
Junk 'Of' Urs is a locally owned GTA crew, with no franchise fees or franchise markups. Send photos and a list of what goes and what stays. We confirm the price in writing before we remove anything.
