What usually needs to go at turnover

Left-behind furniture is the usual start. A sofa the tenant did not take. A mattress. A dresser in a bedroom. Boxes in a closet, a corner, or the hallway. A broken appliance in the kitchen or the laundry closet. Those pieces sit in the unit until someone carries them out.

In an apartment or a condo, a locker or storage cage often holds the rest. Old boxes, a spare chair, and bags that never left with the tenant. Items left in a hallway, a lobby, or a common room have to go too. Name the unit, the locker, or the common area on the quote form so the visit covers that space.

The price comes from the photos. A ground-floor unit with a clear walk is a simpler carry than a walk-up with a turn in the stairs, or a locker at the end of a long hall.

The crew carries items from where they sit. That can be a bedroom, a locker, a storage cage, or a common room. Staff do not have to move the pile to the curb first. They can stay on the paint and the repairs.

When several turnovers land in the same week

Property managers with several turnovers or buildings in the same week can use the Site Clear Plan. Basic is $749 a week, with up to 2 pickups and up to 1 full truck load. Pro is $1,449 a week, with up to 4 pickups and up to 2 full truck loads. Pro is labeled Best for active sites. A full load is about 15 cubic yards, with up to 1 tonne included.
