Kitchen Demolition Cost in Toronto: What Drives the Price of a Tear-Out

· 8 min read

Kitchen demolition cost in Toronto comes from labour, haul volume, and weight. Stone, tile, stairs, and condo access move the range. Figures are before HST.

A kitchen tear-out is usually the first day of the renovation. Cabinets, the counter, the backsplash, and often the floor come out so the new kitchen can go in. Sinks and appliances follow only after a qualified trade disconnects them. The kitchen demolition cost is not one fee. It is labour plus haul, and both change with volume, weight, and the carry to the truck.

Junk 'Of' Urs does that selective interior work across Toronto and the GTA, then hauls what comes out. We remove non-structural finishes and fixtures. We do not remove load-bearing walls, roofs, foundations, or slabs, and we do not excavate or take down a building. What selective demolition includes, and what is always out of scope, is at junkofurs.com/blog/what-is-selective-demolition. This guide is only about what moves the price.

What usually comes out of a kitchen

A typical kitchen rip out takes the upper and lower cabinets, fillers, and end panels, the countertop, the backsplash, and the flooring when your contractor wants it gone. Laminate, wood, and solid-surface counters are light enough to handle as mixed debris. Granite, quartz, and other stone are not. Ceramic tile on thinset is a different job from tile set in a thick mortar bed.

The sink, faucet, dishwasher, range, hood, and fridge come out only after qualified trades disconnect gas, electrical, and plumbing. A wall comes out only when your contractor or a structural engineer has confirmed in writing that it is non-structural. We never remove a load-bearing wall. Mark what stays, such as a pantry or a floor you are keeping, because that changes both time and volume.

Labour plus haul, not a flat kitchen price

How much does it cost to demo a kitchen depends on separate lines, all before HST: the haul by truck volume, tear-out labour after the time included with a full load, then weight and access when they apply. There is no kitchen package price on our card. A galley of laminate and a stone kitchen with a tiled floor are not the same job.

Haul prices for light mixed renovation and demolition debris, before HST, are: a small pile $99 to $150, an eighth of a load $150 to $220, a quarter $250 to $400, a half $400 to $550, three quarters $550 to $700, and a full load of about 15 cubic yards $650 to $850. Each full load includes 60 to 90 minutes of crew time on site. That included time is per full load. It is not an automatic promise on every partial load.

Tear-out labour after that included time is $100 to $150 per hour for a two-person crew. The rate covers unscrewing cabinets, lifting counters, pulling non-structural flooring, and carrying debris out. It does not cover plumbing, electrical, or gas work. Debris that is already curbside-ready can take a haul discount of 5 to 15 percent when it applies.

Stone, tile, salvage, and the carry

Stone counters and tile on mortar go on the heavy schedule. A heavy call-out is $300 to $450, then about $100 to $160 per tonne after the allowance. If the load weighs more than the photos suggested, we re-quote from the scale ticket. Lighter cabinet boxes can still fill the truck, so weight and volume are separate lines.

Stairs, a basement kitchen, or a long carry to the truck add $50 to $150 or more. A ground-floor kitchen with a clear path to the driveway is the simple case. A flight down, or a narrow side door, is not.

Saving cabinets is extra labour, not a different haul tier. Breaking boxes out is faster than unscrewing them and stacking them for reuse. If you want them donated, line up the recipient before we arrive. We set sound cabinets aside when you ask ahead of time. We do not promise a charity will take them.

Prep that changes the bill

Disconnects come first. A plumber caps the water, an electrician makes the circuits safe, and a gas fitter disconnects the range or cooktop. If that work is not finished, we do not pull the sink, the dishwasher, or the stove. A return trip is more crew time.

Designated substances are the owner's duty before the price is final. Section 30 of Ontario's Occupational Health and Safety Act requires the project owner, including a homeowner, to determine whether designated substances such as asbestos are present and to tell the contractor before a contract is signed. In an older kitchen, some vinyl floor tiles, some adhesives, and older joint compound can contain asbestos. We do not test for asbestos, and we do not handle or remove it or any other hazardous material. If suspect material appears, we stop until an abatement contractor has dealt with it. That pause can change the date and the price. This is not legal advice.

A Kingsway or Forest Hill house, or a Yorkville condo

Access is the part of a kitchen removal cost that cabinet photos miss. In a house in the Kingsway or Forest Hill, the kitchen is often a walk to a driveway, sometimes down a short stair from a raised main floor or out a side door. Show us that path. Stairs and a long carry use the access range above.

A condo kitchen, including many in Yorkville, usually follows rules the corporation sets: management approval, permitted hours, and a booked service elevator with padding. Buildings differ, so get the rules from your property manager. We do not set them. A short elevator window can split the haul into stages, which is more labour time than a house with the truck at the curb.

Example ranges, before HST, from photos

These are card ranges before HST. We confirm volume, access, and weight from photos, then in writing, before anything is removed. They are not a package price.

A light kitchen of cabinets, a laminate or wood counter, and a floating floor often fills about a quarter or a half of the truck. The quarter-load haul is $250 to $400. The half-load haul is $400 to $550. If the tear-out runs past the 60 to 90 minutes included with a full load, add $100 to $150 per hour for a two-person crew. Stairs or a long carry add $50 to $150 or more.

A heavy kitchen adds stone counters and tile on mortar on the heavy schedule: a call-out of $300 to $450, then about $100 to $160 per tonne after the allowance. Light cabinet boxes still use the volume bands if they fill the truck. A small pile left after your contractor has already done the tear-out is haul only, from $99 to $150 before HST.

Request a quote with photos

Send photos of the cabinets, counters, backsplash, and floor, plus the path from the kitchen to where the truck can park. Note what should be saved, what a qualified trade has already disconnected, and whether the kitchen is in a house or a condo. Two angles and something for scale, such as a doorway, are enough to start a range.

Frequently asked questions

How much does it cost to demo a kitchen in Toronto?
There is no single kitchen demolition cost. Before HST, a quarter load of light debris is $250 to $400, a half load is $400 to $550, and a full load of about 15 cubic yards is $650 to $850. Labour past the time included with a full load is $100 to $150 per hour for a two-person crew. Stone and tile start with a heavy call-out of $300 to $450, then about $100 to $160 per tonne. Photos turn that into a written price.
What is a typical kitchen rip out cost for cabinets and laminate?
A quarter truck of cabinets and a laminate or wood counter is a haul of $250 to $400 before HST. About half a truck is $400 to $550 before HST. Labour and access are separate lines, confirmed from photos.
Why is the kitchen removal cost higher with granite and tile?
Granite, other stone, and tile on mortar are priced on the heavy schedule: $300 to $450 before HST to start, then about $100 to $160 per tonne. Lighter cabinet boxes are still priced by truck volume if they fill it.
Do you disconnect the sink, stove, and dishwasher?
No. A plumber, electrician, or gas fitter disconnects water, electrical, and gas before we remove the fixtures. We haul them once they are safely disconnected.
Can cabinets be saved for reuse or donation?
Yes, when you ask before the job. Careful removal takes longer than breaking the boxes out, so it can add labour at $100 to $150 per hour for a two-person crew after the time included with a full load. Arrange any donation yourself. We set sound cabinets aside. We do not promise a charity will take them.
