Dust during an interior tear-out is normal. A lived-in home still needs a plan before the first wall board comes off. Close the work zone, protect the paths people still use, and haul the debris out the same day so fine dust does not settle through the rest of the house.
Homeowners in Toronto, York, and Durham use this when they are living through a renovation. General contractors and project managers use it when a soft-strip has to come out without coating the rooms that stay. What a selective interior tear-out means is at junkofurs.com/blog/what-is-selective-demolition. A non-load-bearing wall coming out is a separate guide, at junkofurs.com/blog/non-load-bearing-wall-removal. The permit question is at junkofurs.com/blog/interior-demolition-permit-toronto. This page is about dust in a house people are still living in. It is not legal advice, and it is not medical advice.
Close the work room before tear-out
Close off the work room before anything comes down. Plastic sheeting on the doorway, a zippered poly door, or a temporary wall on a larger job, plus tape at the edges, keeps the rest of the house usable. These are common jobsite practices. They are not a branded system.
Negative-air machines and HEPA filtration belong to the general contractor's or a specialist's containment plan when the job needs them. Junk 'Of' Urs does not install that equipment as part of a tear-out, and we do not run a full abatement containment. We work inside the containment the homeowner or the contractor has already set.
Keep dust out of the HVAC
Turn the HVAC off in the work zone while dusty work is happening. Cover nearby returns so the system does not pull fine dust into other rooms. After the dusty work stops, replace or clean the filters before the system goes back to normal use.
We do not do HVAC work, and we do not name a filter product or a filter rating. Covering a return and cleaning or replacing a filter belongs to the homeowner's or the contractor's plan for the house.
Protect the path to the truck
Wheels and boots track dust out of the work room if the hallway and the stairs are bare. Runner board, ram board, or heavy poly on that path keeps lived-in rooms cleaner. How to protect floors before a haul is at junkofurs.com/blog/protect-floors-before-junk-removal.
Leave the floors ready for the finishing trades. Floor protection is the path for the haul. Patching, sanding, and new flooring stay with the trades that follow.
Bag it and haul it the same day
Cut drywall or plaster into bags, seal the bags, and load the truck the same day. That beats an open pile in the hall, or a bin that sits for a week while fine dust blows back into the house. How a crew compares with a bin, with no bin prices, is at junkofurs.com/blog/junk-removal-vs-bin-rental-toronto.
For contractors and project managers, the debris leaves with the tear-out. We're not a junk company. We're your site-clearing crew. Stop renting a bin. Hire a crew. Drywall that is already down is a different guide, at junkofurs.com/blog/drywall-disposal-toronto.
Older plaster, silica, and shared buildings
In older homes, plaster and some joint compound can contain asbestos. Have suspect material tested by a qualified professional before the wall or the ceiling is opened. Junk 'Of' Urs does not test for, handle, or remove asbestos or any hazardous material. If asbestos is found, a qualified asbestos removal specialist handles that work. We do not. Weight and disposal for plaster that has been cleared are in the lath and plaster guide at junkofurs.com/blog/lath-and-plaster-removal-toronto.
Silica dust from cutting concrete, mortar, or dense tile is a separate designated-substance concern. That stays on the general contractor's plan. We do not cut concrete, and we do not do structural work.
In a condo or another shared building, management rules, work hours, and a booked service elevator matter as much as the poly on the door. Get those rules in writing before you book a crew. Elevator windows, padding, and hours are covered at junkofurs.com/blog/condo-renovation-demolition-toronto. This is general information, not legal advice.
What the visit includes, and what it costs
On a soft-strip or interior tear-out, we work inside the containment the homeowner or the general contractor has set. We protect the exit path. We tear out the non-structural material the plan covers. We bag the debris, carry it to the truck, and leave the room ready for the next trade. We do not do electrical, plumbing, gas, or HVAC work. What the interior tear-out service includes is at junkofurs.com/services/selective-demolition. Leftovers from a renovation that is already open are at junkofurs.com/services/renovation-debris-removal.
Every figure below is before HST. HST is extra. There is no dust-control package price, no price per room, and no price per square foot. Photos let us give a written range before anyone books. Junk and debris are priced by how much of the truck the pile fills, not by the hour. The hourly rate is only for tear-out labour.
Light mixed renovation and demolition debris, before HST, is a small pile at $99 to $150, an eighth of a load at $150 to $220, a quarter at $250 to $400, a half at $400 to $550, three quarters at $550 to $700, and a full load of about 15 cubic yards at $650 to $850. Each full load includes 60 to 90 minutes of loading and tear-out time.
Tear-out labour after that included time is $100 to $150 per hour for a two-person crew. The work stays interior and non-structural.
Plaster and lath in bulk, and other dense material, use the heavy schedule. A heavy call-out is $300 to $450, then about $100 to $160 per tonne after the allowance. If the load weighs more than the photos suggested, we re-quote from the scale ticket.
Stairs, a basement, or a long carry to the truck add $50 to $150 or more.
For a fast quote, send a wide shot of the room and a shot of what is coming out. Show how the room is closed off today, the path to the exit, the stairs, and the driveway or curb where the truck can sit. Note whether anyone else in the home will be on site during the work, and whether suspect material has been tested.
We confirm volume, access, and weight from those photos, then in writing, before anything is removed. Send them for a written price at https://junkofurs.com/quote. Great projects start with a clean slate.
Frequently asked questions
- How do you control dust during interior demolition?
- Close the work room before tear-out with plastic sheeting, a zippered poly door, or a temporary wall, and tape the edges. Turn the HVAC off in that zone and cover nearby returns. Protect the hallway and stairs, bag the debris, and haul it the same day so fine dust does not settle through the house.
- Do you set up negative-air or HEPA containment?
- No. Negative-air machines and HEPA filtration belong to the general contractor's or a specialist's containment plan when the job needs them. We work inside the containment that is already set. We do not run a full abatement containment.
- What if the plaster might contain asbestos?
- Stop and have it tested by a qualified professional before the wall or ceiling is opened. Plaster and some joint compound in older homes can contain asbestos. We do not test for, handle, or remove asbestos or any hazardous material. If asbestos is found, a qualified asbestos removal specialist does that work.
